The project is in the western part of Třeboň, outside the historical core, at the boundary between a residential housing area and the spa zone, which gradually transitions into the surrounding landscape near the central pond Svět. The building plot is trapezoidal shape. It is located in between the converging streets Třebízského (from the north) and Svobody (from the south).To the south, across Svobody Street, there is Aurora spa complex, managed by the company Slatinné lázně Třeboň. The project aims to continue in the long-standing tradition of spa services in town, dating back to 1883.
The facility will provide intensive rehabilitation care following the surgeries of the musculoskeletal system, which can then transition into spa treatment. As an added value for local residents, a polyclinic with specialized outpatient care and a diagnostic center is planned. Additional amenities include a restaurant, pharmacy, lecture hall, and a fitness/wellness center with a sauna and cryochamber, accessible to clients, locals, and tourists.
The urban design is leveraging the site’s potential and sensitively integrating the new structure into the existing urban plan. The plot lies at the junction between a grid of small family houses to the north and loosely arranged spa buildings in the park. To the east, the plot borders with an existing apartment block, which sets the bar for a large scale development in that location. Similarly sized blocks are also along Lázeňská Street and within the spa complex itself.
The proposal respects the area’s existing scale and aims to minimize its impact on the northern residential zone. It consists of two perpendicular wings, centered on the plot (rather than its perimeter). The longer wing runs parallel to Svobody Street, emphasizing the link to the town center. This wing is two stories high, rising to four stories at its western end. The shorter wing is perpendicular to the longer one and forms a focal point of the design. A part of this shorter wing is projecting towards Svobody Street and it is cantilevered, creating a roof over the entrance space. This wing is four stories high with a raised parapet covering the rooftop technical equipment.
The two-wing layout of the building is intentionally positioned centrally to allow for a landscape design around it to be enjoyed by both residents and nearby locals. Placing the building in the center also maximizes the distance from surrounding structures and so reducing the impact of the new development. To maximize the surrounding green areas, most parking spaces are planned in an underground garage beneath the building.
